End of private rented tenancy
Following the enactment of the Renters’ Rights Act on 1 May 2026, the H-CLIC specification was updated to allow the recording of the new Section 8 possession grounds.
While Assured Shorthold Tenancies (AST) continue to exist within the private rented sector, it is important to select the correct option for “Main reason for loss of settled home”, as this determines which follow-on task is generated to capture the reason the tenancy ended.
- Select “End of private rented tenancy – assured shorthold tenancy” for all Assured Shorthold Tenancies (AST).
- Select “End of private rented” for all Assured Periodic Tenancies (APT), including cases where the landlord resides in the same property as the tenant.
Assured Shorthold Tenancy (AST)
A tenant may be an assured shorthold tenant (AST) if:
- The tenancy commenced before the 1st May 2026, and
- A section 21 notice has been served seeking possession prior to the 1st May 2026.
- An application for possession to the courts has been served prior to the 31st July 2026
Assured Periodic Tenancy (APT)
All new tenancies from the 1st May 2026 will be assured periodic tenancies (APT) if:
- The tenants have exclusive occupation
- The landlord does not live in the same building
- The rent is less than £100,000 per year
- The rent is more than £250 per year (outside of London) / £1,000 per year (in London)
Correcting an Incorrect Reason for End of a Private Rented Tenancy
If the wrong “Main reason for loss of settled home” has been selected, follow these steps:
- Remove any answer entered in the generated task.
- Save.
- Uncomplete the task if it has already been completed.
- Use the red X to remove the task from the workflow.
- Navigate to the “Main application details” or the "Homelessness information" task.
- Update the “Main reason for loss of settled home” field with the correct option.
- Complete and Next.
The system will then generate the appropriate task to record the reason for the private tenancy ending.
